&lt;p&gt;The Spring Market has certainly heated up through April and we are seeing strong signs for continued activity moving into the Summer months. It appears that we are finally seeing the effects of what we've been discussing the past few months: an increasing supply of homes, both in quantity and quality, allowing many eager (and patient) home buyers to jump into the market. This cause and effect has lead to interesting pricing scenarios and a very fine line in setting market price. Sharply priced listings are selling extremely quickly, with many examples of multiples offers of late, while Sellers who are 'testing the waters' with prices above current market valuations are seeing their listing sit on the market for lengthy periods. The Vancouver marketplace is an educated one... Buyers know a good deal when they see it and the know when something is over-priced. Price it well and it will sell.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Looking at the Vancouver market as a whole, the sales-to-active ratio is sitting just over 15%, which puts us in a balanced market for the second month in a row. The last time we saw this ratio at or above 15% was in May 2012, so to all the Sellers out there: the Buyers are back. Looking into the specific market segments:&lt;/p&gt;
&lt;p&gt;Westside Detached prices appear to be fairly stable, although the number of listings has increased 5% and the number of sales has decreased 6%. The biggest sales-to-active ratio is over 25% and is found in the sub-$2 million market, showing a shift in what consumers are looking for. With sales in every price category in the detached Westside market, this market is definitely stabilizing. The Eastside detached market was booming last month with a 40% increase in sales and after only an 11% increase in listings. Ironically, prices dropped ever so slightly over last month, so Buyers saw the opportunity and took advantage of it. Every price category under $1 million dollars was performing well with a sales-active ratio of over 23%. Keep in mind that most of these homes will require some renovations to be comfortably enjoyed, and many of these buyers are budgeting for that. North Vancouver has continued to show solid numbers. The number of listings has increased 13%, with an increase in sales and a 10% increase in Median Price. North Vancouver is showing strong demand in every price category under $1.5-million dollars, with a majority of them hovering around the $1-million dollar mark.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Examining the Townhome and 1/2 Duplex market in the Westside: The number of listings and sales are both up from last month with a 4% decrease in pricing landing at an average of $850k. With most sales occurring in the 3 bedroom market, this is where many young families are buying. The average price per sqft is hovering over the $600 mark, this month averaging $630/sqft. In the East, townhomes are selling for much less, at $466/sqft. Even with a 10% increase in pricing, the $660k average price for a townhome in East Vancouver is $200k cheaper than the Westside, which could be a factor in the 28% increase in sales and the 20% decrease in days on market (at 28 days). In North Vancouver, townhomes and 1/2 duplexes are remaining stable over last month with slight changes in price and sales numbers. Townhomes here are going for under $400/sqft, for an average of $650k, meaning you're getting slightly more square footage than the average Eastside attached home. The downtown townhome market is quite unique with the highest prices, highest days on market and lowest number of listings and sales, due to the luxury Coal Harbour market and the high end Yaletown townhome market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finally the condo market. In the Westside, you'll find a Buyer's market thanks to an increase in listings, and a decrease in sales and price. It's interesting that the median price sits at $467k and the average price sits at $572k showing that half the sales were under $467k and half the sales were quite a bit more expensive $467k (notably the 2+ bedroom condos). Downtown condos have seen a decrease of over 10% in prices since last month, with a decrease in listings as well - looks like many of these Sellers aren't willing to match the current market suggestions for price. In the East, we're seeing quite a difference over last month. Listings are up 20% whereas sales are down 20%, with prices decreasing to an average of $330-350k. With only one sale over $600k, this is still a good entry market for new Buyers. Notice the huge difference in price per sqft between the West ($630/sqft) and the East ($469/sqft). In North Vancouver, were seeing a busier market. With more listings and sales, this market is seeing stabilized prices (and the least expensive price per sqft: $445).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Our subjective interpretation of the market is clearly playing out in the numbers as well. If you have a property that is suitable for a young family then you're most likely sitting in a Seller's market. Many of our Buyers who have been looking since the fall have finally secured their new home, or are actively looking. We've experienced quite a few multiple offer situations in the last few weeks, and it seems that the Buyers who are best prepared are the most successful.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;We are into April and, as expected, the market is showing signs of picking up. While there is much talk in the news of March sales being down up to 30% over the 10 year average, sales have increased substantially compared to the first two months of 2013. This is a trend is likely to continue through April and May. Interestingly, and perhaps a result of some Seller's believing too much of what they hear on the news, the number of listings in most market segments are decreasing. I suspect we will see inventory start to climb again slowly as the both consumer confidence, and the weather, begin to improve.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You will note that our numbers are presented slightly differently this month. Due to a couple of technical changes with the real estate board, we are no longer able to pull the information in the same way we did before... at least not with proper accuracy. As the real estate board does not separate townhomes from condos, which we find extremely valuable, our price breakdowns have become more limited for those segments. We apologize for the change.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's start with the Detached market this month:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On the Westside, March 2013 look remarkable similar to March of 2012. Sales, inventory and active listings remained virtually the same, though we did notice an increase in time on market. Compared to February, we noted a big 46.2% uptick in sales, perhaps spurned by some more realistic sellers - as evident in the slip in Median Pricing of 11.9%. The sub-$2m market remains quite active here with a marked down turn in the higher end properties.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Moving to the Eastside, we note a few differences to what we are seeing on the Westside. Here, March showed a substantial drop of 39.4% in sales compared to 2012, in spite of the 22.1% increase over last month. Inventory increased only slightly, while Median Pricing sat 5.1% below the same time last year. The entry level price bracket remains to hottest product here, but there was some healthy movement in the $1.5 - 1.75m range as well.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Over in North Van, we are seeing more inventory start to hit the market, but we also saw sales spike 48.7% over last month. Median Pricing is down 8% over last year and slipped slightly compared to February. Basically all price segments are moving swiftly at the moment here, with the exception of the upper end $1.75m+ market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The townhome market is more consistent across market segments. Year over year, we are seeing inventory remain relatively stable, while sales have fallen 14.7% - 29.3%. Median pricing has slipped in all three segments as well, though all three have been less than 4%. We also noted inventory drops and a substantial uptick in sales activity compared to last month, so the townhome market as a whole is showing signs of strength.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On to the condo market: Sales have increased between 14% and 47% in every area of town, with the number of listings and median, average &amp;amp; price/sqft holding relatively steady. Breaking down the price categories, we see a very balanced market, meaning every type of condo has interested Buyers. The one bedroom and sub $425k market (where new Buyer's can get a Property Transfer Tax exemption) is performing best, with condos in Vancouver East being the lowest priced (and having the biggest increase in sales).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As noted above, all markets are showing rising sales and lower inventory, which is leading to a more balanced market and stabilizing prices. We've noticed that if you have a unique property that's priced sharp and marketed well, it will sell quickly. The change from PST to GST will decrease the tax on new construction, as well as real estate commissions, which may add some movement as well.&lt;/p&gt;

&lt;p&gt;It's definitely interesting times in the Vancouver real estate market at the moment. There are not a lot of general trends that are consistent across market segments and it's not until you break those segments down that a real sense of the market begins to develop. To help facilitate that understanding, we have broken out our 'attached' statistics into two separate categories: condos and townhomes. This should help give you a clearer picture of what each segment is doing.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The one consistency we are seeing is that, on the whole, detached sales improved compared to a sluggish January while condo and townhome sales slipped further. The latter is an interesting development given that February typically marks the start of the upswing we see in activity with the Spring market. We have, in years past, seen this upswing delayed into March, so we will be keeping a close eye on the March numbers.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For this month, let's start with our more positive segment, the detached house market. The Eastside market showed the most month-over-month growth at over 41%, though it was well beyond (52.9%) the hot February of last year. Average sales prices stayed constant while inventory levels rose only slightly. Due primarily to the new mortgage restrictions that require 20% down on homes over a million dollars, we are seeing a lot of activity in the $700,000-999,000 range, with a substantial drop off above that. The trends on the Westside are almost identical, with the exception of price point. Here, we have actually seen the average sale price rise with a few sales over the $10 million dollar mark, though median pricing is up just 4.3%. North Vancouver also exhibited sign of strange in the upper end market with 20% of February sales coming over the $1.4 million mark. The entry level market here was also strong, with anything below $800,000 flying of the shelves.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On the attached side of the equation, Westside condos and townhomes both show similar drops in sales and pricing. Inventory levels for both are below what we saw last year and supports the common refrain we are hearing from our buyers right now, which is "if it's a buyers market, why aren't there more places to look at?". It also suggests that the lower sales volumes we are seeing have as much to do with lacking inventory as they do with other market factors. On the Eastside, townhome and condo sales both dropped sharply while subtle increases in inventory we observed. Townhome prices have actually strengthened here, while condo prices have slipped 6.1% over last year. In North Vancouver, townhome sales dipped lower with townhomes than with condos, with condos also showing more substantial decreases in pricing. Inventory levels for townhomes remain fairly constant, while active condo listings have decreased compared to last year. Downtown, both sales activity and active listings dropped substantially, with prices also showing a 13.2% average drop and a dip of 6% in price per square foot.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While sales numbers are lower than we are used to for February, we are expecting a very busy March/April as more inventory hits the markets and anxious buyers jump back in. Pre-approval applications with banks are high, indicating that there is a very active group of buyers waiting in the wings. With some more quality inventory and a subtle adjustment downwards in pricing for a few properties currently listed, we should see much stronger sales numbers next month. Seller's must make sure their homes stand out at their respective price point to sell quickly. Sharp pricing and professional staging goes a long way.&lt;/p&gt;

&lt;p&gt;2013 is off to a quick start. Now that we're into February, we're that much closer to the busy Spring Real Estate Market. Here's our what we saw in January.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Listing inventory is up 15-32% over last month, and you can expect that to continue as we approach Spring. This is great news for Buyers who have shown a renewed sense of interest in dipping into the market, and great news for Seller's who may have been sitting on their properties for longer than they initially hoped. Sales are up at least 15% in every market, with the exception of the Vancouver East Detached Market, which also had the lowest increase in inventory. Breaking down each sub-area:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver West: &lt;/strong&gt;&lt;br /&gt; Attached Homes in Vancouver West saw Average prices decrease and Median prices increase. This is thanks to a high number of sales in the sub-$700k market, with most being 2 bedroom units. We still saw a decent Absorption Rate in the $1million+ market at 9%. The highest demand in this market came from the $300-500k (1 and 2 bedroom units), thanks to the first time Buyer's who have been looking to get into a market with a stable interest rate and falling prices (price per sqft is down 3% and sales are up about 36% over this time last year).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;After a slow December, sales are up 65% in the Detached Vancouver West market, and both Average and Median prices increased as well. The highest demand was in the $1.5-2million range (and 4+ bedrooms), though there was movement in each price segment. Days on Market is down from last month, though still much higher than last year so be realistic in your expectations.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver East:&lt;/strong&gt;&lt;br /&gt; Attached Homes in Vancouver East showed a lot of movement, with a 72% increase in sales over last month, even though the number of active listings increased only 17% (which is one of the lowest increases in each market). The highest demand ranged from $400k-$600k and $700k-$900k (with no sales over $900k). Price per sqft is down slightly over last month, and the Median Sale Price increased 22%.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Detached Homes in Vancouver East did not show a lot of movement compared to the other markets. Only 15% more active listings and the same number of sales as last month. The demand was found in the $600-700k market, meaning most Buyers are settling for the same amount of square footage as many 2 and 3 bedroom condos, yet the luxury of owning a single family home (and one that probably needs some updates).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Downtown:&lt;/strong&gt;&lt;br /&gt; The Downtown Vancouver Market saw a big increase in Sales, and a decrease in Average and Median Sale Price. It seems like Buyer's are taking their time to go through the inventory as the Days on Market increased over last month. This hottest market is the entry level sub-$400k, with the $400k-800k performing well.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;North Vancouver:&lt;/strong&gt;&lt;br /&gt; The Attached Market in North Vancouver showed an increase in active listings and number of sales, amidst lower median and average sale prices. The price per sqft is down from last year and last month, with the $600k-$700k market performing best, and, like East Vancouver, no sales over $900k.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Detached Market in North Vancouver improved in every category: more listings, more sales, stable prices and fewer days on market. The highest demand was in $800k-$1million and at least 4 bedrooms. Lots of people starting to look for detached homes are changing their search to include both East Van and North Van.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Look for further increases in listing inventory and more active sales next month. With interest rates stabilizing until at least 2014 and a healthy number of eager buyers, it looks like we will have another busy Spring market this year. If you're interested in getting into the Market, now is a great time to start preparing - talk to your Mortgage Broker, think about your "Must Haves" in a new home, and start to prepare your current home to be listed.&lt;/p&gt;

&lt;p&gt;Happy 2013! With Christmas behind us and the New Year starting to take shape, we'll begin to see a lot more activity in Vancouver Real Estate than what last month brought. As expected, with people celebrating the holidays, many chose to remove their listing from the market and focused their sights on shopping for gifts rather than a new house. This December was no different than others in that the number of listings and sales dropped in every market (except Downtown Vancouver - possibly due to the fact that Downtown serves mostly single people and those without kids who may have more time around the holidays).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;December 2012 sales were down 31% from December 2011, and down 32% from November 2012. This ends a year marked by lower than average home activity and modest price drops thanks to a number of factors including the new mortgage rules, lack of great inventory and a general hesitation by both Buyers and Sellers. Keep in mind that activity still varies depending on the area and that the numbers for Active Listings in the charts below were pulled at the beginning of the month - before the typical influx of listings that usually occurs in later January.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver West: &lt;/strong&gt;&lt;br /&gt; Attached homes in Vancouver West had the biggest drop in terms of both listings and sales, where prices remained fairly constant. The Sellers may have been unwilling to drop their prices below their own expectations, leading to a lack of sales. The trend for people buying smaller, less expensive homes continued with high sales for homes less than $500,000 with one or two bedrooms. With Buyer's taking their time in a slower market, it was no surprise that the days on market increased with patient Sellers finally selling their property.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Detached homes in Vancouver West are also trending towards the cheaper market, with homes below the $2-million mark having an average absorption rate of 14%, with the median sales price of everything in the Detached market hovering around $2-million. The sales to active ratio for this market is at a low 5.8% with houses being on market for an average of 72 days.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver East: &lt;/strong&gt;&lt;br /&gt; Sales in Vancouver East dropped significantly last month, with a 41% decline in Attached homes sales and a 17% drop in median sales price (so for half of the 36 sales in December, 18 of them were below $338k). The busiest market in this area was the sub $300k market, and almost no sales above $800k. The one and two bedroom markets dominated, with most people probably looking to the East for an affordable first home, or upgrade to one of the many new condos in the blossoming Main St area.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Detached homes in Vancouver East had 30% less listings and a 37% drop in sales, though prices remained steady in the $800-900k area. With no sales above $1.4-million, this market continues to be the area where people go for entry level detached homes (and with mostly 4 and 5 bedrooms, you can expect many Buyers to be taking advantage of the mortgage helpers and homes in need of some renovations).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Downtown:&lt;/strong&gt;&lt;br /&gt; Sales activity saw an interesting rise in Downtown last month, with both the number of sales increasing 26% and the number of listings increasing 4% over November. Notice the sharp decline in median price down to $524k from $648k, and the average price down to $646k from $777k. This, along with a high number of listings in the sub $600k market, explain the increase in sales as entry level Buyers were taking advantage of the lower prices while they were available.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;North Vancouver: &lt;/strong&gt;&lt;br /&gt; Following the trend, listings and sales dropped in North Vancouver, though this area has the highest overall absorption rate in any market at 10.6%. The Attached market remained fairly steady in price, hovering around $500k on average, with most sales being two bedroom units. Notice the change since December 2011, very similar number of listings and sales but the average price has increased 20% and the median has increased 26%, with the Average Price/Sqft dropping 10%. These changes are making the area much more affordable given that the $405/sqft is almost $50 cheaper than the lowest Price/Sqft in Vancouver.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Aside from the expected drop in sales and listings, the Detached market hasn't changed significantly from last month, or last year. The Absorption rate was highest in the $700-800k and the $1-1.2 million market with over 20% of homes selling.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Don't expect listing inventory and sales numbers to stay this low. The Real Estate Market usually picks up in mid-to-late January once everyone heads back into a daily routine. The number of new listings will increase, it's the market segment and quality of the listings that will be interesting - here's hoping they fit what Buyer's have been waiting for! We're also expecting interest rates to rise in the next month or two, as that normally happens around this time of year, so keep that in mind if you want to lock down a good rate.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;November continued the trend we have been seeing over the past 6 months: fewer homes listed for sale, decreased sales numbers and a gradual decline in average home prices. For a frame of reference, November sales for Greater Vancouver were 30.3% below the 10 year average, which is largely due to many Sellers simply pulling their homes off the market rather than lower their prices any further. New listings were also 12.9% below the 10-year average, while the sales-to-active-listings ratio remained constant from October at 11%.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver West:&lt;/strong&gt;&lt;br /&gt; Attached home sales were up 38.6% over last month and 15.1% over last year, while active listings were up 23.3% over last month and a whopping 76.7% over last year. This combination resulted in a drop of about 13% both compared to last month and last year. Interestingly, the average price per square foot is only down 2.6%, meaning that smaller, less expensive homes are making up a larger portion of the sales. Detached homes showed a 9.6% decrease in sales over September numbers and 32% over last year. Average pricing is actually up 3.2% over last year, though they have slipped 3.9% compared to last month. The hotspot here is the sub-$1m market, though the sample size is small. This is further evidenced by the higher absorption rates seen in the sub-$500k market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Detached homes sales slumped 31.8% over October and were down a full 50% over this time last year. Active listings were higher 21.2% above last year, but down 10.8% since October. Average pricing dipped 8% compared to both last year and last month. The $1-1.5m segment is the only price point here with any traction at the moment and it actually moving nicely at a balanced 18.3% absorption rate.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver East:&lt;/strong&gt;&lt;br /&gt; Attached property sales remained steady with October numbers but slipped 24.7% compared to last year. Active listings were up 19.7% over last year and down 8.7% over October. Average pricing is actually up slightly over both last year and last month, despite average price per square foot declining slightly. This is mainly due to a shift towards larger and higher end units on the Eastside. Both the $500-600k and $800-900k range are selling well.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Detached homes sales climbed slightly over October numbers but are down 28.9% compared to last year. Inventory is consistent with November 2011 and has dropped 14.4% since October. Prices have edged up slightly here as well. The $600-900k bracket is performing well as many people are using the downturn in the market to make the jump into entry level detached homes.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Downtown:&lt;/strong&gt;&lt;br /&gt; Sales activity downtown was hit hard last month, with a 64.8% drop over last year and 45.2% over last month. That said, active listings were also down 35.6% and 40.4% respectively. Average pricing showed healthy increases, up 31.2% compared to this time last year, as did average price per square foot numbers. Somewhat surprisingly, the $600-700k was the busiest market segment here.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;North Vancouver:&lt;/strong&gt;&lt;br /&gt; Showing signs of stabilization month over month, attached properties in North Vancouver still slipped 33% compared to last November. Inventory is up 14% over last here, but down the same amount over October. Prices slipped 11% since the month previous, wiping out prior gains and coming in 6.3% below last year. Breaking the trend, prices are actually up 17.2% over last year. The entry level market has picked up a bit of steam here.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Detached home sales fell further in November, down 20.8% over last month and 35.6% over last year. While listing inventory was up over 40% compared to last year, it has actually dropped 17.6% since October. A slight dip in sales prices was noted versus October, with a more noticeable 9.5% decline in the past year. The $600-700k segment here remains extremely hot, while the $1.2m+ range has slowed to a crawl.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Look for December numbers to continue the trends mentioned above. Lack of inventory should help prices stabilize. All eyes will be on January to see if inventory rises... and if demand increases to match.&lt;/p&gt;

&lt;p&gt;October showed increasing signs of stability and a trending back towards a balanced market. Sales activity rose 27.4% over last month, though remained 16.7% below the same time last year. New listings declined 18.8% compared to September and 1.2% over October 2011. Price fluctuations vary greatly between market segments, so we will have a look at that below. Overall, the sales-to-active-listings ration increased from 8% in September to 11% in October.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver West:&lt;/strong&gt;&lt;br /&gt; Attached properties saw a decline in sales of 22.1% compared to last year and but an increase of 17.3% compared to September. Active inventory remained flat but rose 30.9% when compared to the same time last year. This translated into a 4.5% drop in average pricing from last year and a rise of 3.5% over last month. The entry level 2 bedroom market between $500-600k leads the way here with an absorption rate of 11%&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Detached homes sales slipped 16.4% off of September numbers and 41.4% off of last year. This decline in sales has translated into a slight decline in pricing of 5%. Listing inventory declined over last month and the sub-$800k mark remains strong.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Downtown:&lt;/strong&gt;&lt;br /&gt; Sales activity dipped 3.7% over last month and 32% over last year. Average pricing has dropped over 20% compared to last month, but just 3.2% when tracked against October 2011. Inventory levels are fairly consistent both compared to last month and last year. The sub-$300k market is busiest segment downtown.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;North Vancouver:&lt;/strong&gt;&lt;br /&gt; Attached properties slipped 39.1% over the past year but rose 20.5% over last month. Inventory levels are up slightly over last year at 12.8%. Breaking the trend, prices are actually up 17.2% over last year. The mid-level markets between $400-700k all performed well here.&lt;br /&gt;&lt;br /&gt; Detached home sales have increased 26.3% in the past month while falling 32.4% compared to last year. A 3.4% increase in average sales prices was noted compared to last October. The $600k - $1m range remains strong with collective absorption rates hovering around 20.5%.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Even with some positive signs of stability coming back into the market, look for the current buyer's market to continue through the Spring while slowly levelling off. Homes that show well and are priced accurately continue to sell quickly as there is a noticeable lack of quality product on the market despite the elevated inventory levels (though the number of new listings may slow as we enter the holiday season).&lt;/p&gt;

&lt;p&gt;It's a good thing the weather was warm this past September, as the Vancouver real estate market was definitely cooler than expected with an 8.1% drop in home sales compared to August and 32.5% decline compared to September 2011. In spite of this, buyer presence remains very strong with many waiting in the wings to dive back in when they find the right fit. As more stability sets in to the market place, I anticipate we will see an increase in sales volume heading into the Fall season. A few other statistical notes include a sales-to-active listings ratio of 8%, which plants us firmly in a Buyer's market, and a decline in benchmark pricing of 0.8% compared to last year and 2.3% over the past 3 months.&lt;/p&gt;
&lt;p&gt;Looking at individual market segments, a few more interesting trends are developing:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver West:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Attached properties saw a decline in sales of 35% compared to last year and 14% compared to August. This translated into a 6% drop in average pricing. The strongest product type here is the entry level 1 bedroom market between $300-400k with an absorption rate of 11%&lt;/p&gt;
&lt;p&gt;Detached homes showed a 40% increase in sales over August numbers, though activity was still down 12% over last year. Average pricing is actually up 1% over last year, though they have slipped 5% compared to August. The hotspot here is the sub-$1.5m market at an 18% absorption rate, though homes in the $5-6m range are still selling at at a healthy 15% clip.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Vancouver East:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Attached property sales improved 11% over August but slipped 30% compared to last year. This was associated with an 8% drop in average pricing over last year with virtually no change since last month. The $400-500k range is fastest selling product type here which often equates to entry level 2 bedroom units.&lt;/p&gt;
&lt;p&gt;Detached homes sales were up a whopping 42% over August numbers, but down 47% compared to last year. This makes some sense given how hot this market was this time last year, but the decline is still significant. This decline in sales has translated into a slight decline in pricing of 1.5%. The $600-700k entry level home is still a hot seller at the moment with an absorption rate over 20%.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Downtown:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sales activity here has decline 22% over last year but improved almost 14% since August. Average pricing has actually increased 10.5% in the past year and up 14% since last month, driven by some higher end sales. You might be noticing a theme by now, but the hottest price point here is again the $300-400k entry level market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;North Vancouver:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Attached properties slipped 27% over the past year and 4% over the last month. Prices are down 7% compared to September 2011 though they did bounce back almost 6% from the August numbers. The sub-$300k market was the best selling segment here.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Detached home sales have increased 19% in the past month while falling almost 40% compared to last year. This has equated to an 8% decline in average sales pricing since last September. There is still a healthy amount of activity between $700k and $1.2m with the collective absorption rates equally 13%.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Moving forward, expect to see buyers and sellers start to get on the same page with the current market place, leading to increased sales activity. Prices may continue to trend downward toward the end of the year as sellers who need to sell may lower their prices to do so. Homes that are listed sharply and show well are still selling quickly. Buyers who are patient are finding some great buys.&lt;/p&gt;

&lt;p&gt;While I'm not quite ready to admit that Summer is over just yet, it certainly appears that September is geared up to leave the Summer real estate doldrums behind. If the first week is any indication, it will be a busy Fall season with a healthy influx of new listings and many buyers chomping at the bit to take advantage of lower prices, better selection and continually low interest rates.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Taking a look back at the August numbers, they are predictably lower than July. The numbers also continued to be skewed by a luxury market that suffering a much larger correction than the middle and lower end. Some of the highlights:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;- As expected, sales activity decreased across all market segments relative to July, while also markedly lower (20-40%) than August of last year.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;- Listing inventory also declined compared to last month as many Sellers pulled their listings off the market for the remainder of the Summer. Expect to see some of these listings return to the market in September along with the new inventory.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;- Condo prices have slipped slightly over last year, but remain relatively stable. The weakest spot here is the Eastside attached segment which is down 7.5% over last year.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;- Detached prices on the Eastside have remained virtually flat compared to last year, with a recent decline negating gains from earlier this year. The Westside has seen an increase in average prices and decline in median pricing, suggesting that a few high end homes sales are 'floating' the stats. On the North Shore, we have seen a tremendous 16% increase over last year despite a 2.8% drop from July.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

                                                    &lt;p&gt;With the long weekend behind us, we are officially in the dog days of summer! People are taking this opportunity to enjoy the slower pace in life, and in real estate. It's always difficult to really understand the market this time of year, since the summer is typically slower then the rest of the year. In a nutshell, this is what the numbers are telling us..&lt;/p&gt;

                                                    &lt;p&gt;- Listings, Average Sales Prices and Price/Sqft in most areas are down, though not by much (between 1.7 and 5.4%)&lt;br /&gt;
                                                    - Days on Market has increased over last month, anywhere from 4 to 12 days longer&lt;br /&gt;
                                                    - The Detached Market in East Vancouver has seen a rise in listings and stable sales, leading to a much more balanced market&lt;br /&gt;
                                                    - Average Sale Price in North Vancouver has risen between 3.7 and 10.4% (for both detached and attached), yet Sales are down&lt;/p&gt;

                                                    &lt;p&gt;With all of this said, it's my opinion that these numbers don't tell the entire story. The high-end market is soft, but if you have something special, the buyers are out there. If you're looking for a 2 bed and den townhome, or an affordable, well maintained home west of Victoria Drive, there just isn't a lot of good inventory out there right now. If you're looking for a 1 bed and den on the Westside or Downtown, there are deals to be had. What I'm trying to say is that you can't paint the entire market with the same brush, and to make a sweeping statement about the whole market is tough.&lt;/p&gt;

                                                    &lt;p&gt;Sellers take note: there are a lot of Buyers out there, they are just embracing the opportunity to take their time in finding their perfect property, so either sit back and wait, or price your property competitively.&lt;/p&gt;

                                                    &lt;p&gt;Buyers: Take advantage if you can and don't think that every seller out there is motivated to sell, because they aren't.&lt;/p&gt;

                                                    &lt;p&gt;There should be lots of action in September, both with listings and sales, so we’ll see what the Fall brings us. For now, keep your eyes on the inventory (&amp;amp; the quality of that inventory), and go out &amp;amp; enjoy the sun!&lt;/p&gt;
